Pradhan Mantri Awas Yojana – Urban (PMAY-U): Eligibility, Benefits & Application Process

The Pradhan Mantri Awas Yojana – Urban (PMAY-U) is a flagship housing initiative implemented by the Ministry of Housing and Urban Affairs (MoHUA) to address the shortage of affordable housing in urban India. The scheme aims to provide “Housing for All” by ensuring that every eligible urban household owns a pucca house.

PMAY-U covers beneficiaries from Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG-I & MIG-II) categories, including eligible slum dwellers. As per Census 2011, the mission extends to all statutory towns, development authorities, notified planning areas, and urban regions governed under state legislation.

The scheme promotes affordable and sustainable housing by improving access to land and reducing the financial burden of home ownership through the Credit Linked Subsidy Scheme (CLSS). Eligible individuals availing housing loans for purchase, construction, or enhancement of residential houses can receive interest subsidies. Aadhaar or Aadhaar Virtual ID is mandatory for all beneficiaries.

Income Categories & House Size Limits

• EWS: Income up to ₹3,00,000 | House size up to 30 sq.m

• LIG: ₹3,00,001 – ₹6,00,000 | House size up to 60 sq.m

• MIG-I: ₹6,00,001 – ₹12,00,000 | House size up to 160 sq.m

• MIG-II: ₹12,00,001 – ₹18,00,000 | House size up to 200 sq.m

Eligibility Criteria

1. Applicant family must belong to EWS, LIG, MIG-I, or MIG-II category

2. Applicant or family members must not own a pucca house anywhere in India

3. Family should consist of spouse and unmarried children

4. City/town of residence must be covered under PMAY-U

5. Applicant must not have availed any previous central housing scheme benefits

Application Process

Online Application

1. Visit the official PMAY-Urban website

2. Click on Citizen Assessment

3. Select “For Slum Dwellers” or “Benefits under other three components”

4. Enter Aadhaar details and fill the application form

5. Upload required documents and submit the form

6. Save and print the application for future reference

Offline Application

Applicants can also apply through designated Common Service Centres (CSCs) or Urban Local Bodies (ULBs).
